Once you have done what is needed on your end to prepare the home for sale, now it is my job to make the home shine. I do this through Staging, Photography, and Marketing:
As an Accredited Staging Professional (ASP), I understand what buyers are looking for in a home and how to alter room layout to appeal to the widest range of buyers. Staging isn’t just about making your home look pretty. It is about providing a function for each space so the buyer has a clear understanding of your home’s potential.
Photography and Visualization
With over 95% of home buyers searching the internet for homes, it is more critical than ever that your home stand out. Therefore, I invest in high-quality HDR professional photography for your listing. We want buyers to come see your home in-person and the way to do that is to make a strong impression online.
But I don’t stop there. Today’s buyer expects to understand if your home is a good fit before they ever even walk in the door. Therefore, if it is warranted, I provide 2D and 3D floorplans and a 3D Matterport tour of your home.
For some properties, I even provide an online furniture and room planning tool.

My online marketing plan includes syndicating your listing out on dozens of websites where buyers are searching including Zillow, Redfin, REALTOR.com, and more, listing on the MLS which allows the thousands of agents in our area who have buyers looking for homes just like yours to get additional information on your home, and creating a special website just for your home complete with photography, floorplans, virtual and 3D tour (when warranted).
My print marketing plan consists of creating custom property flyers which are available for potential buyers who drive by and see the sign, a home book for visitors which includes information on schools, the area, upgrades, maintenance, taxes, etc, feature cards placed throughout the home which highlight your home’s not-so-apparent and special features, and a just listed card that is mailed to hundreds of your neighbors and move-up buyers.
Live Home Presentation
The goal is to get as many potential buyers in the home as possible to see its potential. Additional strategies for doing that includes:
- Broker’s Open with personal invitations to the local agent community
- Minimum of one open house co-hosted with myself and a local lender
- Neighbors only open one hour prior to public open house
- Personal e-blasts to local top producing agents and those who sell in the area
- Reverse prospecting utilizing the MLS search tools to find agents who are representing buyers who are looking for homes like yours
Average Price of Listing Services
I believe that an investment in your listing will result in more potential buyers and ultimately a higher price for your home. That investment includes both sweat equity as well as a monetary investment.
