The month of August shaped up exactly how I expected it to. The summer slow down was in full effect with uninterested buyers and over eager sellers.
Total number of units sold in both counties were down from July. Sale prices for condos and residential homes were down this past month compared to the overall year to date median sales prices as well. For the year, gains are still way up. It appears the market is on pace to close fewer overall sales than in 2017.
I predict the sellers market will return for homes listed in mid September through the end of the year. Many sellers will wait until spring to consider listing although fall can be a fabulous time with the return of anxious buyers and very few listings to choose from.
